Asphalt driveways are a popular choice for many homeowners in Southeastern Ontario due to their durability and aesthetic appeal. However, like any other part of your home, asphalt driveways require regular maintenance to stay in top condition.

How to Care For Your Asphalt Driveway Year-Round in Southeastern Ontario

Allow your driveway to fully dry and harden.

After laying new asphalt, allow it to fully dry and harden for at least 7-10 days before using it. This is crucial, as the first few weeks strongly influence how long your driveway will last.

Regular Sealing

Seal coat your driveway every two to three years to prevent water penetration and cracking. Choose a latex-based sealer, siloxane-based sealer, or acrylic sealant for asphalt driveways. Be sure to use a high-quality asphalt seal and avoid using harsh chemicals or solvents.

Regular Cleaning

Sweep off all debris regularly and remove any weeds or vegetation. Cleaning the driveway using a stiff broom to clear out dirt, and spraying water with a hose won’t be enough to keep your driveway in perfect shape, but it will definitely help maintain your asphalt driveway.

Repair Damage Promptly

Repair and fill any cracks or damage as soon as possible. You can repair your own asphalt driveway by sealing cracks, using a trowel to apply patch material, filling potholes, and surface-sealing it.  Be sure to check with your installer first as these issues may be covered under warranty.

Prevent Water Accumulation

Handle Spills Carefully

Do your best to prevent gasoline and oil spills, and remove them quickly if they occur. These liquids can cause your asphalt to deteriorate.

Winter Maintenance

During winter months, when temperatures can dip to -40°C, it’s important to clear snow from your driveway promptly to prevent ice buildup, which can lead to cracks. Use a plastic shovel instead of metal, as it’s less likely to damage the surface of the driveway.

Summer Maintenance

In summer, when temperatures can reach above 30°C, you might consider watering your driveway. When the temperature is hot, watering can help harden the surface.  

Maintaining an asphalt driveway requires regular effort but will pay off in the long run by extending its lifespan and keeping it looking great.
